Question 1

Can expatriates buy property in Saudi Arabia?

Accepted Answer

Yes. Expatriates can own property in Saudi Arabia in accordance with regulatory guidelines and location parameters. Ownership is available across most of the Kingdom, with specific restrictions in Makkah and Madinah. The process requires proper structuring and approvals, which we coordinate end-to-end to ensure clarity and compliance at every stage.

Question 2

What are the best areas in Riyadh for real estate investment?

Accepted Answer

North and Northeast Riyadh currently show the strongest long-term fundamentals, particularly within master-planned communities and areas near major infrastructure, business hubs, and the Expo zone. Access, planning quality, and surrounding development matter more than headlines. We evaluate each location based on sustainability of demand and resale positioning.

Question 3

How does Vision 2030 impact Saudi real estate values?

Accepted Answer

Vision 2030 accelerates infrastructure, private sector growth, global corporate presence, and population expansion. These structural shifts increase housing demand and liquidity in key cities. We focus on projects aligned with real economic drivers rather than speculative momentum.

Question 4

What is the typical return on investment for Saudi real estate?

Accepted Answer

In Riyadh, gross rental yields in strong locations typically range between 6% and 9%. Capital appreciation depends on entry price, asset quality, and holding strategy. Investment performance improves significantly when acquisition decisions are based on data, timing, and exit planning — all areas we actively assess with our clients.

Question 5

What are the costs and fees involved in buying property in Saudi Arabia?

Accepted Answer

Buyers should budget approximately 5–7% above the purchase price. This usually includes the 5% Real Estate Transaction Tax (RETT), brokerage fees where applicable, and administrative expenses. Financing involves additional bank-related costs. We provide a clear cost breakdown before commitment to avoid unexpected variables.

Question 6

How long does the property purchase process take?

Accepted Answer

Cash transactions for ready properties can complete within days once documentation is prepared. Mortgage purchases depend on bank timelines. Off-plan properties follow developer payment schedules. We manage documentation, coordination, and follow-up to keep timelines efficient and controlled.
